Your property is an income producing asset for you and it’s essential that your property is kept in tip top shape. Not only to retain it’s market value as an asset but also to encourage longevity of tenure on the part of your tenants. If things need to be fixed in a unit and they are not, then tenants will move on as soon as they can, leaving your property vacant for a period of time whilst a new tenant is found. Vacant properties are a drain on their owners personal/corporate finances as those properties probably still have a mortgage that needs paying, taxes that are due etc.
At Coastal Heights Property Management we believe in attending to issues with the required urgency to keep your tenants happy and your asset in the best possible condition.
Whilst we will endeavour to inform you of all maintenance work done, before we do it, we do reserve the right to perform any repairs not exceeding $100 at our own discretion. Repairs exceeding $100 will need the approval of the owner.
During the tenure of the lease we will not be able to access your property without the express permission of the tenant so your property will be monitored by a detailed ‘move in’ and ‘move out’ checklist.
A deposit is taken from any new tenant which helps cover the cost of any cleaning, or repairs, that are required to get your property ready for the next tenant
