Applicants must meet all of the following requirements.
Income:
Your gross monthly income must be 3 times your rent. Be prepared to provide your most recent tax return and your two most recent pay stubs as proof of income
Credit Check.
We will run a credit check and if necessary discuss any issues that may affect your ability to move in.
References:
We require 4 references preferably from professional people.
Employment:
We will need contact information for your employer for employment verification purposes.
Rental History:
We will need contact information for the most recent property that you rented
Application Fee:
The application fee is $50.00 non refundable, per person. All Tenants over the age of 17 will be required to fill out an application.
Security Deposit:
You must have sufficient monetary ability to meet the Security Deposit and 1st Month’s rent before signing a lease.
Pet fees:
If the property you are leasing allows for pets then there will also be a ‘per pet’ security deposit required
After move in:
Please be aware that if the monthly rent is not recieved by the end of business on the 5th of the month then a $100 late fee will be added. If your rent is still not received by the end of business on the 9th of the month then we will file eviction paperwork to the courts on the 10th of the month. Court costs are charged to the tenant.
