Marketing your Property: Property managers accept calls and inquiries regarding your home. They arrange appointments and coordinate showings of your property. We advertise your property in a number of different ways to ensure we get your property rented by a qualified tenant in the shortest possible time
Our promotional efforts cover many different outlets covering classified ads, our web site, email marketing, broker referrals, online rental sites, yard signs, flyers to name just a few
Once we find a suitable prospective tenant we do an exhaustive background check on the new tenant to ensure that they are of good standing. We make sure their income(and obligations) allow them enough room to comfortably cover the rent. We will also check credit reports, obtain references and conduct our own interview with the tenant to determine their suitability.
Where possible we will also check their rental history
On acceptance of the new tenant(s), we complete negotiations, execute contracts, process documents, acquire the security deposits and any pet fees)if you allow pets), conduct the ‘move in checklist inspection’ and facilitate the tenant’s move into the home.
During the tenants stay in your property we will collect the rent due, address any repairs or issues, perform routine maintenance, issue late notices, handle evictions including court appearances on a regular and timely basis, abd provide monthly accounting reports.
If the tenant is 5 days late paying the rent a $100 late fee is added to their rent. Once they are 9 days late we will start eviction proceedings(tenant pays cost of obtaining the eviction) on the 10th. This ensures that a) tenants know they need to pay their rent in a timely manner and b) the tenant understands from the start that we will not tolerate a non paying tenant and will move as fast as possible to gain control of your property once more.
Maintenance Personnel and Contractors.
There are plumbers and then there are plumbers. With our extensive experience in the construction industry we can ensure that only quality personnel and contractors who are properly licensed and bonded are used on your property. None of our contractors get paid until we are the sure the work carried out has been done satisfactorily.
Expenses incurred on maintaining your property are the responsibility of the property owner. Any maintenance that is caused by the tenants actions or fault are billed to the tenant
Accounting
We provide monthly statements for your rental income and expenses.
Rental income is processed as soon as possible after it’s receipt from the tenant and direct deposited to your account. A statement of all income and expenses is produced on a monthly basis. At the end of each year we will produce the necessary documentation for your tax professional.
